A newly renovated & stylish, self-catering apartment situated in Edinburgh's Georgian New Town which was designated a UNESCO World Heritage Site in 1995. The property benefits from steps leading to a private courtyard & entrance. It has a number of original features including a cast iron fireplace & working shutters. The accommodation offers a clean, homely & comfortable living space for up to 5 people. It welcomes visitors worldwide from all cultures and is a child and family friendly space.

The living area of the apartment comprises of a private entrance opening to a long hall with doors leading to all the rooms in the apartment.

Lounge - The spacious lounge enjoys lots of natural light from the bay window which has a comfortable window seat looking out to the courtyard and bustling street above. The original shutters are in working order and can be closed for privacy. There is also generous storage space under the window seat via any of the 3 doors for a variety of uses. There is a restored antique fireplace in the centre of the room with artificial coals and lights for effect in the evenings.

*Note: the fireplace is a decorative feature and focal point of the room only. It does not function as a working fireplace, the coals and lights are artificial and therefore cannot be lit.

Residents can access the Internet via WiFi and for TV viewing there are approximately 60 channels on Talk Talk & Freeview, in addition to subscribed SKY channels. The WiFi Code is written on a plaque on the book shelf in the lounge for easy reference and there is also a help guide in the grey manuals box on the bottom book shelf should you need to refer to it.

There is a bar recess area with wine/beer fridge, an ample storage cupboard, shelving stocked with glassware and drinks preparation accessories.

*NOTE: PLEASE DO NOT SWITCH OFF THE BEER FRIDGE AS IT MAY DEFROST AND LEAK INTO THE ELECTRICS BEHIND THE UNIT CAUSING A POTENTIAL HAZARD!!

Within the lounge there are 2 fold down sofa beds for residents and guests and a dining/ seating area which can also serve as a desk or office space where appropriate. For the sofa beds there are 2 bedding packs that contain a sofa protector, fitted sheet, 2 pillows (with pillow cases) and a duvet (with duvet cover) as well as additional bedding and linen for both the single and double beds in the main sleeping quarters. There are 2 additional duvets for extra comfort on the sofa beds in the locked outside cellar storage area.

Kitchen - The kitchen is fully equipped with a cooker (gas hob & electric oven/ grill), integrated dishwasher and washing machine, fridge freezer, microwave, coffee maker, electric kettle and toaster, as well as a bullet juice/smoothie maker for the more health conscious resident. There is also a condenser clothes dryer which is housed in the small locked cellar on the left hand side of the courtyard. The manuals for all electrical appliances can be found in the grey manuals box on the bottom book shelf in the lounge should residents need for reference.

*NOTE: THE CLOTHES DRYER HAS A WATER COLLECTION CONTAINER THAT MUST BE EMPTIED AFTER EACH CYCLE. THE CONTAINER IS LOCATED IN THE PULL OUT DRAWER ON THE TOP LEFT HAND SIDE OF THE MACHINE AND CAN BE EMPTIED INTO THE DRAIN IN THE COURTYARD . PLEASE ENSURE THE CONNECTION IS SWITCHED OFF AND THE PLUG REMOVED AFTER EVERY USE FOR SAFETY PURPOSES.

A dual rubbish bin is kept in the kitchen and replacement bin bags in the store cupboard at the end of the hall. Residents are requested to tie the bin bags when full and place in the Council provided black, gullproof sack and hung on the railings on the Main Street for collection from 6:30am on Friday mornings. Please separate recycling materials and glass bottles and place in the Council provided plastic box for collection from 6:30am on alternative Tuesdays. A calendar of collection dates can be found in the grey manuals box on the bottom book shelf in the lounge should residents need to refer to it.

Bath/shower room - The bathroom is bright with ample storage for towel ware and toiletries. There is a both double power shower, bath and jet spa system within a glass sliding doors enclosure. An ample supply of laundered towels, including floor mats are provided on the shelving units. The hairdryer is located in the lower shelve of the tall bathroom cabinet.

*Note, Additional towels can be found in the locked outside cellar storage area.

Laundry Cupboard - There is a large storage cupboard at the end of the hall where residents can locate the iron, iron board, hoover, brush and dustpan, mop and bucket and a variety of cleaning supplies should they be required.

Bedroom/s - The 'sleeping quarters', as I tend to refer to them, form part of the original building and part of an extension to one of the property's under street cellars to form 2 separate rooms, albeit somewhat 'quirky' in its layout it has proved very popular with residents. Access to both rooms are gained from the hall entrance where there is a single bed to the right as you enter the space.

The space benefits from natural light, with an original Georgian window that looks out into the courtyard and an original working shutter for privacy. The window is permanently locked for security. For storage there are two chest of drawers and a large wardrobe with coat hangers and a large storage drawer below. There is a tall radiator on the left of the room door.

There is a split door within the sleeping quarters that divides the rooms and leads to a cosy ‘snug’ with a double ottoman bed (under which is all the bedding and linen stored) in the recess area. The space has 2 wall lights in the recess for softer lighting p, as well as 4 spot lights and natural light coming from the door, with a roller blind for privacy and to block out light when required. This door leads out into the courtyard and mainly serves as an emergency exit but can be opened for air and ventilation on hot and humid days. There is a small column radiator for colder evenings. The newly fitted combi boiler is fitted in the tall cupboard in the corner and the small cupboard above the archway in the recess, houses electrical supply cables.

Note* THE CUPBOARD THAT HOUSES THE ELECTRICAL SUPPLY CABLES TO THE WHOLE BUILDING MUST NOT BE OPENED FOR ANY REASON.

Note* The central heating system is generally programmed to come on at set times of the day and night depending on the season of the year and was previously set and regulated remotely via the owner’s HIVE System. However, residents may adjust the Hive control manually but are requested NOT to adjust the new boiler controls manually.

Courtyard - The private area outside both the main and bedroom door has a seating area with 2 chairs and a table for residents to sit outside at their leisure. Within the courtyard there are 3 newly converted, locked cellars with heating, electricity sockets and lighting and separate internal glass doors. The smallest of the 3 houses the convector clothes dryer and one of the larger ones is currently being used by the owner and permanently locked. The remaining cellar is available to residents for their own personal use, albeit for storage or a space to work separately from home or the office.

Royal Terrace, built by William Playfair in the 1820s, is located at the eastern end of the New Town and occupies a splendid elevated position on the side of Calton Hill. This is a much sought after central location with the fashionable Multrees Walk, Harvey Nichols, John Lewis and the city centre just a short walk away. Arthurs Seat, Holyrood Palace and the Scottish Parliament building are also within close walking distance. The property is conveniently located for road access to both the east and west of the city, with the tram service available from York Place connecting directly to Edinburgh airport. The area is well populated with amenities including a cinema, the Playhouse theatre, and an excellent selection of bars and restaurants. For general shopping, e.g. groceries, there are shops of every description within a short walk or drive away.

My work involved supporting disadvantaged families and in particular promoting the education welfare of school aged children in order that they can achieve the best possible outcomes during and after their school life. *Note.
