The 140qm apartment is converted into a loft, featuring a light-filled spacious room with an integrated open kitchen and a cozy dining area with a corner bench and a large table. Adjacent is a spacious living area with a futon double bed (160x200cm) and two sofas. There are two separate bedrooms, one with two single beds, and the other offers a comfortable king-size bed. Both bedrooms have spacious wardrobes. The huge window and west-facing rooftop terrace provide views over the roofs of the lively historic district, and delightful sunsets invite you to dream. The apartment is modern yet cozy, with many self-designed and crafted furniture pieces, complemented by a beautiful larch wood floor that harmonizes with the over a hundred-year-old roof beams. Both the bathroom with underfloor heating, a luxurious corner bathtub, and a separate shower, as well as the guest toilet with WC and urinal, are tiled with natural stone. The loft is centrally located, with most shops and many restaurants within walking distance. The same goes for public transportation (bus 2 min, subway 4 min, S-Bahn 10 min), Oktoberfest, the traffic museum, and the beautiful trade fair park. (Maximum occupancy 6 people)

Das Bad verfügt über eine Dusche und Badewanne (mit Blick ins Grüne). In nur drei Gehminuten gelangst du zum Schloss Nymphenburg, in ca. 10 Minuten zum botanischen Garten. Die öffentliche Tram Station am Romanplatz erreichst du ebenfalls in fünf Minuten, ein Taxi Stand ist zwei Minuten entfernt.

Die Wohnung befindet sich im 1. Stock unseres Hauses mit Garten im nördlichen Stadtteil Am Hart. Sie bietet einen ruhigen erholsamen Aufenthalt sowie die Möglichkeit, in kurzer Zeit zur Stadtmitte mit ihren vielen Sehenswürdigkeiten zu gelangen. Die U-Bahnstation Am Hart ist nur 5 Minuten entfernt. Mit der U-Bahn erreicht man in 15 Minuten den Marienplatz und den Hauptbahnhof sowie den Olympiapark oder den Englischen Garten. Zum Flughafen kann man mit der U2 und S-Bahn S1 in 45 Minuten fahren.

Eine Selbstversorgerküche und ein separates Bad befinden sich im Nebengebäude, eigene Nutzung (nicht im Wohnhaus der Familie). Wir (Gesa und Christoph mit unseren beiden Kindern) wohnen im Haus auf demselben Grundstück.

Nevertheless it is not far from the centre, subway ride takes only 5 minutes to Munich Central Station. The garden house underwent a reconstruction and is completely new refurbished.
