There is a rear private deck with seating. Ideal for romantic escapes or active holidays. Enjoy the outdoors by foot & bike direct from the cabin. The local pub & village shop are just 10 minutes walk. Perfect for Glyndebourne, Charleston & Firle weddings or explore nearby towns of Lewes or Brighton.

This pretty, dog friendly cottage with a courtyard garden is moments from the High Street with it's independent shops, River Ouse and beautiful historic buildings. Lewes is a vibrant old market town nestled in the South Downs and steeped in history perfectly placed for river or South Downs walks. Explore the alleyways off the High St to find unusual pubs, restaurants, cafes and antique shops. Lewes Castle is also close to the cottage and Anne of Cleves House is a 10 minute walk through town.

Relax by the cosy log burner, cook in the fully fitted kitchen, and wake to magical lake views from every room. In spring, enjoy the woodland with bluebells and delicate flowers; summer brings long golden evenings over the lake, and autumn paints the trees in rich, vibrant colours. Step outside to gentle ripples, watch wildlife, or visit East Hoathly village with its café, shop, and pub just minutes away.

The Garden Room

The annex is a detached building with a key safe and separate entrance situated in a very quiet part of the historic county town of Lewes. There is very little passing traffic and as we’re on the outskirts it’s about a 20 mins walk to the centre of the town but are very close to the South Downs, a 5 minute walk away and the gateway to the South Down way and the National Park. (Smoking only allowed outside) Close to Brighton and good access to public transport and a main line to London.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
