The Studio is part of the historic ‘Listed’ Grade II* Kennet House, built in 1701 by the Bishop of Oxford, nestled near the village pond, the church & the village pub. The Annexe has its own off-road parking space. The Annexe is a 10 minute walk from the town centre and also only a 5 minute drive to the M4. A wide variety of excellent pubs, restaurants, shops and supermarkets are all within walking distance. Highclere Castle (Downton Abbey) is 15 minutes by car. Situated just outside the picturesque village of Yattendon, Manstone Cottage is surrounded by beautiful views of rolling country side. Spacious and elegantly furnished, with private parking the cottage is the ideal get away for couples, families or small groups. Within walking distance of the village with it's fantastic pub, shop, cafe, brewery and beauty salon you won't have much need to go far but it's also well situated for access to Newbury, Hungerford, Goring, Pangbourne and Henley.

The Studio is a self contained space attached to our home. It has an open plan area with a kitchen, dining , sitting and sleeping space as well as a separate shower room. Access is through a private entrance at the front of the house. Purley on Thames is a small village in West Berkshire with good access to Reading, Pangbourne and Oxford by car. The Studio is a 10 min walk away from Mapledurham Lock on the Thames path and there are also some lovely walks through nearby Sulham woods.

The Hay Loft at Heads Hill Farm

Set on a former dairy farm, on the Berkshire/Hampshire border, The Hay Loft is a recently converted first floor studio flat finished to a superb standard. With views of Watership Down, The Hay Loft is off a quiet country lane leading directly into the Greenham Common nature reserve; it offers a very restful, rural retreat. Ideal for cyclists, hikers and nature-lovers, red kite circle overhead, deer wander through, so much nature to enjoy. Close to Highclere Castle, Newbury Racecourse.

The house was 'created' in 2020 having originally been part of the village pub - its now part of a redeveloped property which also includes the owners home and a fabulous cafe called Artichoke Cafe The property is right in the heart of the picturesque riverside village of Pangbourne with its fabulous specialist shops, cafes, restaurants and pubs. Yet only ten minutes walk gets you to the countryside! The village also boasts a mainline station with direct trains to London Paddington.
